                         The pipe to the storage tank has been freezing up due to the cold weather. If you don't have water as of now this is why. We are sure as the pipes thaw out there will be other leaks so please report any you see ASAP. Latest reports is 13 inches of snow and the freezing has caused several leaks that can not be fixed
until the weather gets warmer. If you plan to come up call first to see if you have water and the weather conditions.

"THE WARNING IS OVER"
At the 2008 meeting it was again noted to go ahead with placing legal liens on those few property owners who have
not paid there homeowners fees. There is an estimated $20.000 in past fees still due. You have be sent one-warning letter then  LIENS WILL BE
PLACES ON THESE PROPERTIES AS OF 2009. So if you have not made arrangements to get your
share paid you need to NOW!!
It has been turned over to the Attorney to start the execution of liens in 2009:
YOU HAVE BEEN WARNED !!

2009 Fee Schedule
The Mount Shaddai Homeowners Association maintains the El-Shaddai II and III roads and water supply using Funds paid by the members as annual fees.  Every property owner  is a member of the association, as specified in the By-laws. Each lot, except for developers and association lots, has one vote at the annual meeting.  The elected Officers (unpaid) guide routine operations. We have no paid employees at this time. Current fees are as fallow below:
Association Fee Billing was sent out on April-1st: Remember you must return your payment within 30 days or
you lose your right to vote at the homeowners meeting !!!
 

 
Lot With No Water Rights
A lot with no right to connect to the water system is charged:
Road Maintenance Fee:                                                            $131.00
Road Improvement Fee:                                                            $20.00
Administrative Fee (Postage, Office Supplies, Etc.):                     $45.00

Other Fees
A few special fees have been authorized. They are as follows:
A lot owner with no water rights may request that the lot be allowed connection to the system, or a lot with water
rights may be upgraded to one using water.
 The following one-time fees are charged; thereafter, the lot pays the Regular annual fees:
Water Rights Purchase Fee (One Time)                                     $4,000.00
Water Connection Fee (One Time)                                              $400.00
Special Piping Fee (Per Foot)                                                        $15.00

If your fee's are not paid promptly a $2.00 fee per reminder is added on to cover the cost of billing.
If a past due balance remains at the end of a calendar year, a ten percent (10%) interest late charge is added.
If a lien for delinquent fees if filed against a lot/lot owner, the actual legal fees, filing cost and the above fees are added to the total amount due.

QUESTIONS AND  ANSWERS

1. How does Whispering Springs homeowners association determine how much money it
contributes to the common roads we share?
There was a meeting between Torrey Johnson (Former President) and Gene Yeager (President of Whispering Springs
homeowners association) as to how to share the cost of the common roads. It was agreed that it is in both associations
best interest to maintain the common roads and divide the cost  in the following manner.
For example :
Currently there are 21 total  homes/cabins of which Whispering Springs has 6 or 28.5%. This percentage would be calculated
on the base cost ($4000). So they would pay ($1140)
